- sign a commercial agent contract or mandate setting out the working and remuneration terms;
- choose a legal structure suited to your situation and complete the business formalities;
- register with the Special Register of Commercial Agents (RSAC);
- obtain the collaborator certificate requested from the CCI by the professional cardholder;
- stay within the scope of your duties: a real estate commercial agent may not, in particular, receive client funds, provide legal advice or manage an estate agency.

Opening and managing your own agency under your own professional card is a different route. The CCI requires evidence of professional competence, as well as compliance with the other conditions attached to the card. Depending on the situation, competence may be based on a qualification or on professional experience provided for in the legislation. It is therefore essential to distinguish between starting as an independent advisor and obtaining your own estate agent professional card.

Without a degree, which skills should you develop first?
Your priority is not to compensate for the lack of a qualification title, but to build a reliable professional practice. A structured start can be organised around four areas:
- Professional framework: the principal’s role, limits of authorisation, professional ethics, data protection and the documents used.
- Commercial method: prospecting, understanding the client’s plans, following up contacts and factual reporting.
- Real estate knowledge: local market, valuation, finance, surveys and the transaction process, without going beyond your permitted role.
- Organisation: start-up budget, available time, training schedule and activity indicators.
