This is the question that everyone asks themselves before they start: "How long will I be able to live from my activity?"The honest answer is that there is no single deadline. But there is a realistic timetable, clear benchmarks and concrete levers to accelerate. This is what you need to know before you take the step in 2026.

Why there is no single answer


In real estate, your remuneration does not arrive at the end of the month as a salary: it follows the pace of sales. However, between the signature of a warrant, the search for a buyer, the compromise and the authentic act at the notary, often takes three to four months. It is this gap that must be integrated from the beginning: today's first efforts turn into income a few months later.

The delay therefore depends mainly on three factors: the time you actually spend on the activity, the dynamics of your sector, and the regularity of your prospecting. Two counsellors who start the same day can have very different trajectories.

Golden rule: what you sow for the first three months determines your income for the sixth month. Consistency counts more than speed.

A realistic calendar for the first year


Months 1 to 3: Building the Foundations

This phase is dedicated to training, ownership of tools and building your first portfolio of mandates. We don't usually sell yet, but we're preparing everything that will produce results. This is the most psychologically demanding period, as activity turns without visible income.

Months 4 to 6 : the first sales

The first warrants returned to start-up mature. The first signatures at the notary generate the first commissions. At this point, many advisors cover their expenses and start to collect regular, still irregular, revenues from month to month.

Months 7 to 12 : the rocking

With a continuously powered wallet and a word of mouth that starts, the activity gains stability. It is often between the eighth and twelfth months that the majority of serious and regular counsellors reach a level of income that allows them to live from their activity. Revenues depend directly on the number of sales: they remain variable in nature.

The levers to speed up


We can shorten this time without rushing things. Some principles really make the difference:

The status of independent commercial agent allows you to start quickly and with controlled loads, which helps to hold the first year. As a guide, it is best to provide a reserve covering around four to six months of expenditure to address the launch of the free spirit.

In return for this irregularity, the share of commission paid is significantly higher than that of an employee, and the income is not capped by a grid — but it remains entirely linked to the sales actually made.
