It deserves a frank answer: in the profession of independent real estate advisor, experience is not a handicap to compensate for, it is capital to exploit. This is what changes in practice when you start with twenty or twenty-five years of working life behind you, without idealizing or minimizing.

What you already bring, without knowing it


A seller assigns to an advisor the most important asset of his or her assets. What he is looking for first is not an ease on social networks: it is someone who inspires trust, listens, keeps his commitments and knows how to say things. These qualities were acquired over the years, in any trade.

A former merchant knows how to conduct a negotiation. A former team leader knows how to handle a conflict between heirs. A former craftsman reads a building and identifies a roof defect even before diagnosis. A former teacher knows how to explain a compromise to a first-time accreditor who is worried. Each course already contains skills that the profession requires.

The personal network built in 20 years of local, professional and associative life is often the primary source of mandates for experienced advisers. A young adviser must build it; you already have it.

What's really different after 45 years


It would be dishonest to pretend nothing changes. Three points require special attention.

The cash flow. An independent advisor builds on his or her business for several months before he or she collects his or her first fee. At 45 years of age, the fixed loads of a household are often heavier than at 28. The time before a first transaction and the level of income vary greatly from person to person: no income, no sales frequency, and no success time are guaranteed. A reservation should therefore be made, or a gradual transition should be arranged.

Digital tools. Today, the business involves management software, virtual tours, electronic signatures and an online presence. Nothing insurmountable, but learning without complex. The iad training and support of the manager are used precisely for this.

Learner's posture. After being recognized in one trade, you have to agree to become a beginner again. It is sometimes the most difficult, and it is also what distinguishes those who succeed in their conversion: they learn quickly because they already know how to learn.

Independent status: a freedom that prepares itself


At iad, the advisor exercises as an independent commercial agent, registered in the special register of commercial agents. No link of subordination, no imposed timetables, but also no fixed salary. For a quadrennial or a quinquennial, this autonomy is often the primary motivation: to choose its rhythm, its sector, its way of working.

In return for the rigour, it implies: a kept accounting system, early social contributions, a verified social protection system. The transitional arrangements (conventional break, partial maintenance of rights, cumulation of activities) depend on your personal situation and must be studied with the competent bodies before any decision is taken. Getting started with you rather than alone


The difference between successful conversion and abandoned conversion is rarely due to talent. It is about accompanying the first months: someone who reads your first mandates, who accompanies you on your first estimates, who helps you structure your weeks.
